This policy describes what The Aliyah Project collects when you use this website, why, who processes it on our behalf, and the rights you have over it. It is deliberately specific: it names the actual systems involved rather than describing what a policy of this kind usually says.

Who we are

The Aliyah Project is a boutique real-estate advisory that connects buyers in the diaspora with residences in Israel. We are the data controller for the information described here.

What we collect, and when

We collect only what you type into a form. There is no account system, and nothing is collected in the background as you browse.

Our forms include a hidden field intended to catch automated spam. If it is filled in, the submission is discarded and nothing is stored.

What we do not do

Stated plainly, because it is unusual enough to be worth saying:

  • We run no session-recording software: nothing here replays your mouse movements, scrolling or keystrokes.
  • We set no cookies of our own. The only cookies this site can set belong to Google Analytics and Google Ads, they are set only if you accept them, and the section below describes exactly what they do.
  • We do not build profiles, score leads automatically, or take decisions about you by automated means.
  • We do not sell, rent or trade your information, and we do not share it with other agents or developers unless you ask us to introduce you.
  • Our fonts are served from this site rather than from a font network, so loading a page does not announce your visit to a third party.

Storage on your device

A few small values are kept in your browser's local storage rather than in cookies. Three of them never leave your device: your currency preference, so prices stay in the currency you chose; a flag recording that you have already unlocked the virtual tour, so you are not asked for your email twice; and your answer to the analytics question below, so you are not asked that twice either. Clearing your browser data removes them all.

Analytics and advertising

We use two Google products to understand how this site is found: Google Analytics, which counts visits and shows which pages are read, and Google Ads, which tells us whether an advertisement we paid for led to an enquiry. Neither runs until you accept them.

When the site loads, the Google tags are told in advance that they have no permission. In that state they set no cookies, read nothing back from your browser, and cannot recognise you on a later visit — they send only an anonymous signal that a page was viewed. If you accept, they are given permission and begin to work normally, which includes setting cookies that recognise your browser on a return visit. If you decline, they stay in the state they started in.

There is one further thing worth naming plainly, because most sites do it without saying so. If you arrive here by clicking an advertisement, the link carries a click identifier. With your acceptance we keep that identifier in your browser and attach it to any enquiry you go on to send, so that we can tell Google which advertisement produced a real conversation. It identifies the click, not you, and it is deleted after ninety days. Without your acceptance it is never stored and never attached to anything.

You can change your answer whenever you like: the “Analytics settings” link in the footer brings the question back. Declining after having accepted stops any further collection, and you can ask us to delete what was already gathered using the rights described below.

Why we are allowed to hold it

Where the GDPR applies to you, our legal bases are: your consent, for the newsletter and the virtual tour email, and separately for the analytics and advertising measurement described above — each of which you can withdraw at any time; and steps taken at your request before entering into a contract, together with our legitimate interest in answering people who contact us, for enquiries.

Who processes it for us

We use a small number of providers. Each acts on our instructions, and each is listed here with what it actually does:

Google AdsReports whether an advertisement led to an enquiry, so we do not keep paying for advertisements that do not work. Runs only if you accept it.
IN3 (in3dreal.net)Provides the 360° virtual tour embedded on the map page, subject to its own operator's policy.

The map and the tour are third-party embeds: they load only on the pages that contain them, and once loaded the provider can see that a browser requested their content.

Where it goes

We operate between Israel and Europe, and the providers above are based principally in the United States. Israel holds an adequacy decision from the European Commission, so transfers there need no additional safeguard. Transfers to providers in the United States rely on those providers' own transfer mechanisms, such as the EU–US Data Privacy Framework or standard contractual clauses.

Your rights

You can ask us for a copy of what we hold about you, to correct it, to delete it, to restrict or object to how we use it, or to receive it in a portable form. Where we rely on your consent you can withdraw it at any time, and doing so does not affect anything done beforehand. Write to info4aliyah@gmail.com and we will respond within one month.

If you are in the EEA or the UK and believe we have handled your information wrongly, you may complain to the data-protection authority where you live or work. You do not have to come to us first — though we would rather you did, so we can put it right.

Children

This site is intended for adults buying property. We do not knowingly collect information from children, and if you believe a child has sent us something, write to us and we will delete it.

Changes

If this policy changes we will update the date shown at the top of this page. Material changes affecting how we use information already collected will be notified to subscribers by email.
