These terms cover your use of this website. They are short because the site is an information and enquiry service: nothing is sold here, no payment is taken, and no account is created.

What this site is

The Aliyah Project presents a curated selection of residences in Israel and lets you enquire about them or book a conversation. Everything published here is for information. Nothing on this site is an offer capable of acceptance, and browsing it does not create an agency relationship, a reservation, or any obligation on either side.

Listing information

Listings are compiled from information supplied by developers and owners. We take care that they are accurate and current, but availability, specifications and completion dates change, and images of unbuilt or unfurnished residences are architectural renders rather than photographs of a finished home.

Prices are quoted in Israeli new shekels, which is the currency in which they are set. Any amount shown in another currency is an indicative conversion at a fixed rate published beside it, offered for orientation only; it is not a price, not a quotation, and not the rate you would obtain.

Before committing to any purchase you should rely on the contract documents, your own lawyer and your own surveys — not on this website.

Our fees

We charge buyers no commission. We are compensated by the developers we represent, on terms agreed before you see a property. That arrangement is disclosed here so you can weigh our advice knowing how we are paid.

What we are not

We are property advisers. Nothing on this site is legal, tax, mortgage, immigration or investment advice, and it should not be relied on as any of those. Buying property in Israel from abroad has legal and tax consequences in more than one country, and you should take your own professional advice on them.

Bookings and third-party content

Appointments are booked through Cal.com, and some pages embed a map from Google or a 360° tour operated by IN3. Those services are provided by their operators under their own terms, and we do not control their content or availability.

Using the site

You may read, print and share these pages for your own use in considering a purchase. Please do not scrape the listings, copy the photography or editorial text for another site, or use the enquiry forms to send unsolicited marketing.

The text, photography, renders and design of this site belong to us or to the developers who supplied them, and are not licensed for reuse.

Availability and liability

We do not guarantee that the site will always be available or error-free. To the extent the law allows, we are not liable for indirect or consequential loss arising from use of this site. Nothing here limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited — and nothing here affects the statutory rights of a consumer.

Governing law

These terms, and any dispute arising from them or from your use of this site, are governed by the law of the State of Israel, and the competent courts of Tel Aviv-Yafo have jurisdiction. If you are a consumer resident in the EEA or the UK, nothing here deprives you of the protection of the mandatory consumer law of the country you live in.

Changes

We may update these terms; the date at the top of this page shows when they last changed, and the version published here is the one that applies.
